Current year:

  • HR plan and budget for each property in 2022
  • Build internal understanding and buy in of HR plans/proposals for each property
  • Every property should have all HR materials and forms at all times and completed (Intranet)
  • The website should have all job openings and corporate headshots updated at all times
  • Provides a proactive approach in identifying and managing employment related risks.
  • Partners with HR & Operations Teams to ensure quality delivery of company-wide programs and initiatives.
  • Oversee workers compensation and manage the relationship between vendor and employees.
  • Investigate and resolve employee relations matters and facilitate or conduct effective termination processes when needed. (Already in place)
  • Ensure that property managers are effectively and proactively managing staff performance, facilitating appropriate response to serious performance issues, including conducting investigations and corrective performance actions.
  • Partner with recruiting on staffing needs, succession planning and proactively creating relationships with colleges and organizations within the community.
  • Partner with operations and HR team to develop career path and development opportunities for property staff.
  • Develops and works on special and cross-functional projects as needed.
  • Acts as change agent to drive cultural change and keep our values real across the company. Advises, influences, and guides all levels of management on the HR implications of business strategies and all aspects of people-management and leadership.
  • Provide exceptional customer service to internal customers.
  • Manage unemployment escalations. (Not required)
  • Deliver HR trainings as needed.
  • Fosters an environment conducive to a high-performance team-oriented organization.
  • Creates learning and talent development strategy roadmap partnering with Operations Executives to understand key business and talent objectives.
  • Design, plan and deliver engaging learning experiences for leaders and people managers that enable them and their teams to move the business forward.
  • Helps create and deliver developments in training and instructional methodologies including technology enhancements and attends periodic seminars, forums, and meetings as needed

  • Oversees the development and maintenance of learning and development resources
  • Creation of unique, best in class, content for the property management learning system to engage users with new content always.
  • Apply a data-driven approach to measuring the effectiveness of learning and talent development program offerings and continuously iterate to improve results.
  • Develops and conducts training to instruct managers, supervisors, and employees; includes training on supervisory skills, conflict resolution skills, interpersonal communication skills, and effective group interaction skills.
  • Collaborate with HR Business Partners and senior leaders across the business to ensure a complete understanding of mid to long-term talent, performance, learning, competency and engagement objectives that deliver impactful people outcomes.
  • Integrates Diversity, Equity & Inclusion strategy into ongoing learning and talent strategies. Examples include new hire onboarding, employee and leadership development, high potential programming, etc.
  • Develops and manages Property Management L&D budget and identify ways to improve cost metrics and while gaining the most value from corporate spend.
  • Facilitate and / or train on L&D course offerings as needed.
  • Play an integral role in all Property Management initiative roll outs. Responsible to develop and conduct training to all parties
  • Review all user manuals, training materials and other documents as needed to enable successful implementation and ensure materials are in line with policies and procedures.
  • Assist in the development of strategic training plans for operational activity. Assist in departmental meetings, annual conferences, regional summits, and external educational conferences to enhance the operational goals of the division.

Longer term:

  • Create an ongoing HR training plan
  • Find and assist in bringing on new HR software (Recruiting software-like breezy)
  • Continue to build HR team
  • Research and make recommendation on new HR channels
  • Innovate new HR strategies based on market conditions

  • Visit each property and discuss with each onsite team what each individual property HR goals are for the rest of 2021 going into 2022.
  • Develop and implement HR strategies, paid recruitment, contests
  • Develop relationship with Trinet
  • Retool team for efficiency with time and projects that require actions that can be completed by one member of the team rather than getting the whole team involved
  • Balance micro level tasks with larger scale tasks that are needed for the organizations brand
  • Be a primary create resource in the organization that is looked upon to identify opportunities and help design plans of attack in a changing market landscape

  • 7+ years of progressive exempt level Human Resources experience.
  • 5+ years in a business partner/generalist role.
  • Human Resources certification (SHRM or HRCI) preferred.
  • Bilingual in Spanish is preferred.
  • Experience supporting multi-site properties or similar organizational set up.
  • Demonstrated proficiency in organizational development and effectiveness along with competence in the areas of talent management, workers compensation, talent acquisition, compliance,
  • Available to travel 10%
  • Interpersonal and communication skills that instantly establish rapport, collaboration, trust, confidence and credibility with leaders and employees.
  • Strong business acumen and organizational agility. Must be a student of the business.
